For buyers' agents
How we work with agents
You have a closing date. We keep the order simple and the report readable.
One order, every recipient
Give us the buyer, the lender and the attorney when you book. Each gets the signed report.
Access settled early
We ask for lockbox, gate and crawlspace details with the order, so the visit doesn't stall.
A lender-ready PDF
The signed report on the standard form, plus a one-page summary in plain words for the buyer.
A walkthrough call
The inspector goes through the report with the buyer, line by line. Agents are welcome to join.
Order to report
What happens after you order
- 01
Step 1: You send the address and the names
By text, phone or the order form. We reply with a written quote and the earliest day.
- 02
Step 2: We confirm access
Lockbox, gate, crawlspace hatch and attic. Anything blocked is flagged to you before the visit.
- 03
Step 3: The inspector visits
One inspector, usually one to two hours. The buyer is welcome but not needed.
- 04
Step 4: The report goes out
Signed PDF to everyone named, then the walkthrough call with the buyer.
If the report lists something
Who does what next
We write the finding and the next step. The negotiation belongs to the buyer, the seller and their agents.
