How pricing works
No figures here, because they depend on the house. Here is what moves the number and when you see it.
What decides the price
Mostly the size of the house and how much of it we can get into. A quote is flat for the inspection, so the number doesn't move on the day.
Heated square footage of the house
Porches, decks, a detached garage or shed named on the contract
Slab, crawlspace or piers
Access: a hatch we can open, an attic we can enter
What the quote includes, and what it doesn't
The quote covers the on-site inspection, the signed report on the standard form and the walkthrough call.
Includes the inspection, the report and the call
Doesn't include treatment or repairs
Doesn't include a re-inspection after repairs; that is quoted when you ask
Doesn't include a second visit because access was blocked
What happens at the visit
One inspector, usually one to two hours. The inspection fee is its own line; a treatment, if the report calls for one, is quoted separately and the fee isn't credited toward it.
When you get the number
Before we book. We quote by text or email, in writing, once you send the address and the size of the house. We don't quote treatment until the report says what's needed.
Questions
About cost
How much does it cost?
It depends on the size of the house, the foundation and the access. We quote the inspection in writing before we book it. The cost page lists what changes the number.
Who gets the report?
Whoever you name when you book: you, your agent, your lender and your closing attorney. Each gets the same signed report.
Get the number in writing
