After the report
Three ways to treat, side by side
The report decides the method, not the other way round. This is how the three differ.
| Method | Liquid barrier | Bait stations | Tent fumigation |
|---|---|---|---|
| What it is | Liquid barrierA treated zone in the soil around and under the foundation | Bait stationsStations in the ground that termites feed on over time | Tent fumigationThe whole structure sealed under a tent and filled with a fumigant |
| Best suited to | Liquid barrierSubterranean termites coming up from the soil | Bait stationsSubterranean colonies, and houses where soil can't be trenched or drilled | Tent fumigationDrywood termites living inside the wood in more than one place |
| What you do | Liquid barrierClear storage at the soil line; we mark where we dig or drill | Bait stationsLeave the lids and markers in place and let us reach each station | Tent fumigationLeave the house for the days the tent is up; bag food and medicine; the fumigator gives a written prep list |
| Time on site | Liquid barrierOften a day or two, varies with the house | Bait stationsStations go in over a day; monitoring runs over seasons | Tent fumigationSeveral days from tent-up to re-entry; the fumigator clears the house before you return |
| Follow-up | Liquid barrierA check at the interval in your agreement | Bait stationsStation checks on a schedule in your agreement | Tent fumigationA clearance before re-entry, and a re-inspection later if you want one |
The warranty, in plain words
What a treatment warranty says
It is not the inspection report. It is a separate written agreement, and you read it before you sign. If any of these is missing from an agreement you're shown, ask for it in writing.
The term
How many years it lasts, printed on the agreement, and what renewal needs: a yearly inspection.
The area
Which part of the structure is covered, marked on a diagram.
If live termites return
What we do in the covered area during the term, and at whose cost.
What voids it
For example, wood-to-soil contact we told you to correct, or a missed yearly inspection.
Questions
About treatment
Is treatment safe for kids and pets?
Licensed applicators follow the product label. Before any work we tell you which areas to keep children and pets out of, and for how long. Ask for the product list and we will send it.
What if the report finds something?
We explain which lines matter and write the next step: nothing, monitor, correct a condition, or treat. A finding doesn't always end a sale. Buyers and sellers usually settle treatment or a credit between themselves, with their agents.
How much does it cost?
It depends on the size of the house, the foundation and the access. We quote the inspection in writing before we book it. The cost page lists what changes the number.
Ask for a treatment quote after your report
We quote treatment separately, in writing, once the report says what's needed.
