For purchases, refinances and sellers
Wood-destroying insect inspection
One inspector, one visit, one signed report on the standard form.
We inspect every accessible part of the structure named on the contract, record what we find, and list what we couldn't reach. Then we talk you through the report. Treatment, if the report calls for it, is a separate quote.
What we inspect
Exterior walls, foundation and the soil line
Crawlspace or piers, where there is access
Attic and roof framing, where there is access
Porches, decks and steps that touch the house
Detached garages and sheds named on the contract

Inspection day
Five steps, in this order
Walk the outside
Foundation, siding, steps, porch posts and the soil line, with a probe and a flashlight.
Look under and above
Crawlspace or piers, then the attic, wherever a person can safely get in.
Mark what we couldn't reach
Every blocked hatch or locked room goes on the report with the reason.
Write the report
On the standard form, with a diagram, signed by the inspector who was there.
Walk you through it
A call with the buyer, and the agent if they want to join, going line by line.
Other reports
When a house needs another look
Seller's report
Done before listing, so the buyer's inspection holds no surprise.
Re-inspection
After treatment or repairs, a new dated line on the file.
Annual check
A yearly look for owners who want the file kept current.
Moisture and conditions
A review of the wet spots and wood-to-soil contact that invite insects.
Questions
Inspection questions
How long does an inspection take?
Most houses take one to two hours. A large crawlspace, an attic with little headroom or several outbuildings take longer. Access is the biggest factor.
Do I need to be there?
Not for the inspection, but access matters: unlock gates, clear the crawlspace hatch and leave the attic reachable. Anything we can't reach is listed on the report with the reason. You are welcome to join the walkthrough call afterwards.
What if the report finds something?
We explain which lines matter and write the next step: nothing, monitor, correct a condition, or treat. A finding doesn't always end a sale. Buyers and sellers usually settle treatment or a credit between themselves, with their agents.
